Our example homes are based on tried-and-tested design for layout and assembly methods, and refined over a twenty year period.

With the experience of creating so many bespoke eco homes over the decades, we’re showing here a range of example home designs with the aim of making the initial selection process easier for our customers. There’s also the reassurance that these individual designs are tried-and-tested, plus all are carbon-negative and highly energy efficient. 

All our example home designs use our advanced, healthy, timber-based off-site construction system using n‑SIPs (natural structural insulated panels), with this ensuring quality assurance and a true environmentally-friendly and energy-efficient home. By avoiding chemical treatments our homes embrace circular-economy principles and set new standards for longevity.

Wind and watertight 

Our central offer is to deliver a project to a wind and watertight stage, which means the home is complete externally – which some customers prefer as it allows them to make their own choices on how the building is completed and by which tradespeople. The cost of our wind and watertight homes includes professional fees, groundworks and service connections. 

Turn-key option

As our core strength is all about the design, manufacture and assembly of our technologically advanced eco homes, we do not carry out the complete internal fit out. However, we fully recognise that some customers do not want to take this on or appoint their own tradespeople, so we partner with a number of specialist businesses which will project manage and organise all aspects of the internal fit-out work and specialist installations so the home is ready to move into.

      Note that we can’t be specific on the costs for each property type because there are so many variants which will come into play. For example, groundworks and the nature of foundations will vary considerably dependent on how level the site is and the depth of excavations required. Also, service connections are necessarily unique to each site. A further factor is location, as obviously we have to take account of how far the site is from our Inverness base. For turn-key projects, there are of course even more factors, with the level of internal specification very much determined by each new home owner. 

      Self-build eco kit homes for individuals and developers 

      MAKAR self-build eco kit homes represent the pinnacle in self-build technology, with our off-site construction method meaning that n‑SIPS are delivered to your site already clad and ready for assembly. This makes any of our seven main home designs ideal for either individuals wanting to build their own home and including the assembly, and developers looking at one or more properties. 

      Our smaller eco-homes might be ideal for a second property on your land

      For our smaller homes, these are an increasingly popular choice for people who are able to get planning permission to build a second property on their land – e.g. in a large garden. The trend to build a house in a garden has been on the up, with this often seen as an attractive option given the land doesn’t have to be purchased, plus it allows extended families to live close together but still have their own privacy.

      MAKAR and our kit houses Scotland 

      Our kit houses in Scotland appeal to likeminded people who are interested in breathing construction’ and the use of healthy, local materials. Although there are several kit house suppliers in Scotland offering off-site SIPs, our system is based only on natural benign materials, Scottish-grown timber, integrated with ventilation and micro renewable equipment, offering a truly healthy, sustainable way of building. In this respect, our homes are far more in-line with achieving net-zero carbon housing than any other, with this point increasingly relevant in the context of economic just-transition and climate action. 

      Where we offer our self-build eco kit homes 

      Although we’ve historically serviced the Scottish Highlands, We can supply and erect our eco kit homes for self-build projects across the UK. This is because we’re typically just five days on site for the assembly of the wind and watertight structure, with all the manufacture of the n‑SIPS and other components having been carried out in our facility near Inverness and then shipped to your site.

      Eco kit homes to Passivhaus standard

      The technology and expertise that goes into our eco kit homes, means that we can deliver them to Passive House standard, fully certified, if required. This is achieved by adherence to the core principles and our rigorous quality assurance approach. However, we not only achieve ultra-low operational energy use but address embodied carbon, locking up more than emitted during delivery.
